New Tampa Realtor Helps Clients Achieve 'American Dream'

Patch: How and when did you get into real estate?

Ramalheira: I began my career in real estate in 1998 after almost 20 years in retail as the district sales manager at The Limited stores. I choose to go into real estate because I wanted to get more involved in the community, as I was a member of the New Tampa Community Council. I also wanted to work where I live. Real estate just made sense: sales, people skills and community. 

Patch: Tell us about what you do and what geographical areas you cover.

Ramalheira: I impact people by providing excellent service to obtain the most important American dream of home ownership. I moved to New Tampa in 1991, therefore I really know this area best. My main focus is the Cross Creek area, but I would say most of my business lately has been in Land O' Lakes, Lutz and Wesley Chapel, being Pasco is the fastest growing county in Florida.

Patch: What's happening with New Tampa's real estate market right now?

Ramalheira: Currently, inventory is at just 4 months of supply (a normal market is 6), therefore home prices are starting to move up. Unfortunately, the industry is expecting the banks to move more REO properties to the open market. That in turn will increase inventory, which will bring prices back down. I really hope the economy will strengthen and the government and banks will make loan modifications simplified in an attempt to lower the short sale inventory. 

Patch: What advice would you give someone just starting out as a broker associate?

Ramalheira: Proper planning will increase profits. You must use your marketing dollars wisely. There are a bunch of cool marketing ideas, so it is easy to overspend and not get the bang for the buck. Join a team. I believe that TEAM means Together Everyone Accomplishes More. It also gives you the opportunity to take a day off and go on vacations. Keep up with technology and ensure you keep a database and follow up with your clients regularly. Network wherever you can and join an organization like the New Tampa Chamber of Commerce.

Patch: What do you love about your job?

Ramalheira: I love people and enjoy with them the joy of buying and selling a home. I love the people I work with at Remax. I love living in New Tampa and would love to meet you too!
